The subject site is a substantial parcel of land with a total area of 12,026sqm, Applying the 20% increase bonus provision of the site allows for a site area of 14, 431 sqm to be used.

The development site has a prominent corner position extending north eastwards for approximately 108 metres along Kitchener Road and westerly for approximately 67 metres along Toowoon Bay Road.

 With walking distance to the west of the site, is the foreshore of Lake Tuggerah. This foreshore consists of bike and walking tracks, playground and picnic facilities and numerous boat jetties. Long Jetty Sailing Club and The Entrance Aquatic Club are also located along the foreshore. To the east of the site, at the end of Toowoon Bay Road is Toowoon Bay, with sandy swimming beaches, tourist caravan park and Tuggerah Lakes Golf Course further to the south. It is connected with Shelly Beach and Blue Bay.

 Approximately 2 kilometres north east along The Entrance Road is the town centre of The Entrance. This is a popular tourist location with cinemas, foreshore plaza, public reserves as well as a commercial district consisting of a supermarket, banks, eateries ect.

 The ridge top location of the site provides the opportunity to gain excellent water views from the upper levels of the proposed development over Tuggerah Lakes to the west and Toowoon Bay and Pacific Ocean to the east.
